Who buys in Rigaud?

In Rigaud, buyers are often drawn to the mountain, the Lac des Deux Montagnes and the village character, with Highway 40 nearby. A view, water access, a wooded lot or proximity to the trails are advantages worth highlighting. For a rural property, information about the well, the septic system and agricultural zoning should be available from the start. Near the lake and the bays, the property’s situation with respect to flood zones is a question that will come up.

Sanctuaire Notre-Dame-de-Lourdes in Rigaud

A place of pilgrimage

In 1874, Brother Ludger Pauzé, a Saint-Viateur cleric at the Collège Bourget, placed a small statue of Our Lady of Lourdes in a crevice of Mont Rigaud; the open-air shrine that grew from it now offers a grotto, chapels and a view of the region. Developed trails lead to the champ des guérets, the field of rounded stones that feeds the local legend.

Frequently asked questions

Real estate in Rigaud

What attracts buyers to Rigaud?

The mountain, the trails, Lac des Deux Montagnes and the charm of the village often top the list. A property that showcases its natural setting while being clear about its services (well, septic system) presents better.

Is home staging worth it when selling?

Yes. A decluttered, clean and well-lit property looks bigger in photos and attracts more showings. Start by depersonalizing (family photos, collections), repairing small defects, refreshing the paint in neutral tones and half-emptying the closets. We'll advise you room by room before the photo shoot.

What is the best time to sell in Rigaud?

Buyers are most numerous from January to March and in the spring, but a well-prepared property sells in any season. Over January to September 2026, homes in Rigaud sold in 50 days on average: the right price from the start matters more than the season.

How do you set the right selling price in Rigaud?

Using recent comparable sales in your area, not the price your neighbours are asking. A fair price from the start attracts more visits and avoids price drops. For reference, the median price of a single-family home in Rigaud was $544,000 in January to September 2026.

What documents should I prepare before putting my property up for sale?

The certificate of location, municipal and school tax bills, invoices for work and renovations, warranties that are still valid and, for a condo, the co-ownership documents. Having them ready from the start avoids delays and reassures buyers.
