Buying a cottage: what we check

  • The septic system and the well: compliance, permits, last pump-out, water testing.
  • Water access: rights of access to the lake or dock, servitudes, shoreline buffer, flood zone.
  • Short-term rentals: allowed only where zoning permits them, with a registration number.
  • Year-round access: public or private road, maintenance and snow removal.

Selling a cottage: what we prepare

  • A complete file: certificate of location, septic system, well, permits, inclusions.
