Municipal assessment roll

The municipal assessment in Les Cèdres

In Les Cèdres, the value of each property is recorded on the municipal assessment roll, which can be consulted on the website of Les Cèdres or of the MRC de Vaudreuil-Soulanges. This assessment is used to calculate property tax, and the welcome tax when it is higher than the price paid. It is valid for three years and is based on the market at an earlier reference date, which is why it can be far from the current selling price.

“What I like about Les Cèdres is being able to cycle along the Soulanges Canal and then have a picnic on the municipal wharf, on the riverbank, in a true small-town setting.”

Frequently asked questions

Real estate in Les Cèdres

What is the difference between the municipal assessment and market value in Les Cèdres?

The municipal assessment is used to calculate property tax. It is entered on the assessment roll for three years and is based on the market at an earlier reference date, which is why it can differ from the price a buyer would pay today. Market value, on the other hand, is based on recent comparable sales in the area.

Where can you look up a property's municipal assessment in Les Cèdres?

The municipal assessment roll is public. You can look it up on the Les Cèdres website or the MRC de Vaudreuil-Soulanges website, often by address or lot number. During our evaluation, we also check it for you.

What price do homes sell for in Les Cèdres?

In January to September 2026, 70 single-family homes were sold in Les Cèdres, at a median price of $577,500 (2025: $548,700). Your property may be worth more or less: the free evaluation compares your home with sales in your area.

Which renovations increase the value of a home?

The work that reassures buyers is what pays off most: roof, windows, electrical and plumbing up to date. Next come the kitchen and bathrooms, fresh paint and exterior touch-ups. Keep all your invoices: they support your price when it's time to sell.

How long does an evaluation remain valid?

The market moves quickly: an opinion of value reflects sales from the past few months. If you sell several months after the evaluation, or if recent sales change the picture in your area, ask us for an update, free and with no obligation.
