When and who to pay?

The welcome tax is paid only once, to the Ville de Montréal. The bill arrives a few weeks after the deed of sale is registered. Include this amount in your budget, in addition to the down payment and the notary's fees. If the municipal assessment (multiplied by the comparative factor) is higher than the price paid, that amount is used for the calculation.

Real estate in Montréal

How much is the welcome tax in Montréal for a $600,000 property?

For a purchase price of $600,000, the welcome tax in Montréal is approximately $7,349 based on the 2026 schedule. That is $238 more than with the basic provincial schedule. The exact amount also depends on the municipal assessment, if it is higher than the price paid.

Am I entitled to a welcome tax refund in Montréal?

Yes, if you are buying your first home in Quebec. For a first home purchased starting in 2026, Quebec refunds 100% of the first $5,000 in duties paid, plus 25% of the next $3,500, up to $5,875. The credit decreases for a property worth more than $750,000 and disappears at $1M. It is claimed on your income tax return.

Does Montréal apply a higher rate than the provincial schedule?

Yes. In addition to the provincial scale (0.5%, 1% and 1.5%), Montréal applies 2% on the portion from $552,300 to $1,104,700, 2.5% on the portion from $1,104,700 to $2,136,500, 3.5% on the portion from $2,136,500 to $3,113,000 and 4% on the portion above $3,113,000.

What amount is the welcome tax calculated on?

On the higher of two amounts: the price paid, or the municipal assessment multiplied by the year's comparative factor. In a market where prices are rising, it is almost always the price paid.

When is the welcome tax due?

Once, to the Ville de Montréal. The bill arrives a few weeks after the deed of sale is registered with the notary, and generally must be paid within 30 days. Include this amount in your budget from the offer to purchase.
