Municipal assessment roll

The municipal assessment in Saint-Pie

In Saint-Pie, the value of each property is recorded on the municipal assessment roll, which you can consult on the website of Saint-Pie or of the MRC des Maskoutains. This assessment is used to calculate property tax, and the welcome tax when it exceeds the price paid. It is valid for three years and is based on the market at an earlier reference date: that's why it can be far from the current selling price.

Parc et monument d'Émileville

Historic site

In the hamlet of Émileville, a monument designed by artist Richard Lebeau from remnants of the old dam pays tribute to the pioneers of Saint-Pie's old mills. Interpretive panels and period photos tell the story of the mills, which operated from 1818 to 1969, in a park with a picnic area.

“In Saint-Pie, I love that you can launch your boat on the Rivière Noire right in the heart of town, then go read the history of the old mills at the Émileville monument.”

Frequently asked questions

Real estate in Saint-Pie

What is the difference between the municipal assessment and market value in Saint-Pie?

The municipal assessment is used to calculate property tax. It is entered on the assessment roll for three years and is based on the market at an earlier reference date, which is why it can differ from the price a buyer would pay today. Market value, on the other hand, is based on recent comparable sales in the area.

Where can you look up a property's municipal assessment in Saint-Pie?

The municipal assessment roll is public. You can look it up on the website of Saint-Pie or of the MRC des Maskoutains, often by address or by lot number. During our evaluation, we also check it for you.

What price do homes sell for in Saint-Pie?

From January to September 2026, 53 single-family homes were sold in Saint-Pie, at a median price of $457,000 (2025: $415,000). Your property may be worth more or less: the free evaluation compares your home with sales in your sector.

Which renovations increase the value of a home?

The work that reassures buyers is what pays off most: roof, windows, electrical and plumbing up to date. Next come the kitchen and bathrooms, fresh paint and exterior touch-ups. Keep all your invoices: they support your price when it's time to sell.

How long does an evaluation remain valid?

The market moves quickly: an opinion of value reflects sales from the past few months. If you sell several months after the evaluation, or if recent sales change the picture in your area, ask us for an update, free and with no obligation.
