Municipal assessment roll

The municipal assessment in Saint-Colomban

In Saint-Colomban, the value of each property is recorded in the municipal assessment roll, which can be consulted on the website of Saint-Colomban or of the MRC de La Rivière-du-Nord. This assessment is used to calculate property tax, and the welcome tax when it exceeds the price paid. It is valid for three years and is based on the market at an earlier reference date, which is why it can be far from the current selling price.

Near Phelan Park, the cemetery holds 19th-century Irish headstones, a restored Celtic cross and a 2010 monument dedicated to the Irish pioneers. Frequently asked questions

Real estate in Saint-Colomban

What is the difference between the municipal assessment and market value in Saint-Colomban?

The municipal assessment is used to calculate property tax. It is entered on the assessment roll for three years and is based on the market at an earlier reference date, which is why it can differ from the price a buyer would pay today. Market value, on the other hand, is based on recent comparable sales in the area.

Where can you look up a property's municipal assessment in Saint-Colomban?

The municipal assessment roll is public. You can consult it on the Saint-Colomban or MRC de La Rivière-du-Nord website, often by address or lot number. During our evaluation, we also check it for you.

What price do homes sell for in Saint-Colomban?

From January to September 2026, 224 single-family homes were sold in Saint-Colomban, at a median price of $626,000 (2025: $600,000). Your property may be worth more or less: the free evaluation compares your home with sales in your area.

Which renovations increase the value of a home?

The work that reassures buyers is what pays off most: roof, windows, electrical and plumbing up to date. Next come the kitchen and bathrooms, fresh paint and exterior touch-ups. Keep all your invoices: they support your price when it's time to sell.

How long does an evaluation remain valid?

The market moves quickly: an opinion of value reflects sales from the past few months. If you sell several months after the evaluation, or if recent sales change the picture in your area, ask us for an update, free and with no obligation.
