Municipal assessment roll

The municipal assessment in Carignan

In Carignan, the value of each property is recorded in the municipal assessment roll, which can be consulted on the Carignan or MRC de La Vallée-du-Richelieu website. This assessment is used to calculate property tax, and the welcome tax when it exceeds the price paid. It is valid for three years and is based on the market at an earlier reference date: that's why it can be far from the current selling price.

Built in 1665-1666 on the banks of the Richelieu, Fort Sainte-Thérèse was located thanks to old aerial photos and excavated by Parks Canada archaeologists. The visit can be combined with the nearby Chambly Canal and its bike path.

“When I introduce Carignan, I remind people that its name comes from the regiment that built the first forts on the Richelieu: the city carries its history right in its name.”

Frequently asked questions

Real estate in Carignan

What is the difference between the municipal assessment and market value in Carignan?

The municipal assessment is used to calculate property tax. It is entered on the assessment roll for three years and is based on the market at an earlier reference date, which is why it can differ from the price a buyer would pay today. Market value, on the other hand, is based on recent comparable sales in the area.

Where can you look up a property's municipal assessment in Carignan?

The municipal assessment roll is public. It can be consulted on the website of Carignan or of the MRC de La Vallée-du-Richelieu, often by address or by lot number. During our evaluation, we also check it for you.

What price do homes sell for in Carignan?

Over January to September 2026, 115 single-family homes were sold in Carignan, at a median price of $945,000 (2025: $805,000). Your property may be worth more or less: the free evaluation compares your home with sales in your area.

Which renovations increase the value of a home?

The work that reassures buyers is what pays off most: roof, windows, electrical and plumbing up to date. Next come the kitchen and bathrooms, fresh paint and exterior touch-ups. Keep all your invoices: they support your price when it's time to sell.

How long does an evaluation remain valid?

The market moves quickly: an opinion of value reflects sales from the past few months. If you sell several months after the evaluation, or if recent sales change the picture in your area, ask us for an update, free and with no obligation.
